The Smoky Mountain Village Condo One Home Owners Association has agreed to assist in finding persons interested in buying 13 foreclosed units in the Village from Community Bank & Trust.
There are eleven unfinished units in condo two priced from $ 85,000 to $119,000.
There are two units, 203 and 205, that are finished units in condo one priced at $160,000 each.
All 13 units must have signed sale contracts by January 13, 2012 with the sum of all the unit prices due at closing not exceeding $1,250,000 conveyed to CB&T. All prices are firm. Each individual sale depends on all 13 units selling. Otherwise nobody has a deal.
Each unit is one level, about 1750 square feet, 3 bedrooms, 3 baths, kitchen, den, 10 x 30 screened porch, one car garage, 10 x 20 store room in garage area, electric heat & air conditioning, with elevator access, located in a gated village inside the Clayton city limits. Owners have 25 acres of green areas to enjoy, as well as free use of our clubhouse for card games, parties, reunions, etc.
Unfinished units are complete on the exterior, but interior has only A/C unit, inside walls with sheet rock, and with electrical and plumbing stubbed in. The following items are not present: finished flooring, painting, lighting, switches and receptacles, appliances, fireplace, doors, cabinets, counter tops, bath or kitchen fixtures, screen for porch, etc.
Ongoing annual dues are $2400 per unit payable in January. The dues cover common expenses, such as building maintenance, elevator maintenance, fire alarm monitoring, fire insurance, termite control, lawn care, outside utilities, road, gate, and parking area maintenance. At no additional charge, your quoted purchase price includes prepaid dues for 12 months, as well as a new buyers assessment covering unfinished development of the common areas.
Insurance is carried by the association for each unit inside and out as specified by Georgia Condo Law. The association will rebuild units to same point of completion as before disaster. Owner must provide insurance for furniture, clothing, personal items, and unit upgrades.
City and county property taxes are about $1600 annually.
